Real estate work is carried out under Queensland real estate licence number 3833537, issued under the Property Occupations Act 2014 (Qld). In these terms, "we", "us" and "our" mean previewhomes.com.au, and "you" means the person using an account.

1. Who we are

previewhomes.com.au is a private, invitation-only platform for off-market property on the Sunshine Coast. Owners register a home with us. Buyers register a brief describing what they are looking for. The platform matches the two, and a home is only shown to a buyer once we release it to them.

Nothing on this platform is a public listing. There is no public search, no portal feed, and no way for one buyer to browse what another buyer has been sent.

By creating an account you accept these terms and our Privacy Policy. We record the date and time you accept them.

2. Eligibility and your account

  • You need to be 18 or over to hold an account, since using the platform involves property matters and agreeing to these terms.
  • One account per person. You can sign up with an email address and password, or with your Google account. Either way, the account belongs to you personally.
  • We ask you to verify your email address. Until you do, access to buyer and seller portals stays limited.
  • Keep your details accurate and your password private. You are responsible for what happens under your account.
  • Tell us straight away at contact@previewhomes.com.au if you think someone else has used your account.

3. Buyer, seller, or both

When you sign up you choose whether you are buying, selling, or both. That choice decides which portal you land in, and you cannot use the platform until you have made it.

One account can hold both roles. If you are selling with us and also want to buy, you can add the buyer role in your account settings and switch between portals at any time. The two sides of your account stay separate: your buyer brief is never shown to buyers looking at your own home, and your listing is never surfaced to you as a match.

4. How buyers use the platform

As a buyer you complete a brief covering the suburbs you want, your budget range, property types, bedrooms, bathrooms, car spaces, land size, your buying timeline, your finance position, and whether you need to sell an existing home first.

The platform scores your brief against every home registered with us and ranks the buyers who fit best. Scoring and release are automated. Once an owner approves their home and it goes live, it is released automatically to the buyers whose briefs score strongly enough, within a daily limit so you are not flooded. We can hold any home back for manual release, pause automatic release entirely, or decline to release a home at all.

Being matched is not an entitlement. A strong match does not oblige us or the owner to show you the property, and we may decline to release a home for any reason, including the owner's preference.

Your feed only ever contains homes released to you. Keep your brief current. If it goes stale we may pause you from matching until you confirm it.

5. Confidentiality of off-market listings

Everything you see in your feed is confidential. Owners choose this platform precisely because their home is not public, and their privacy is the product. You accept these confidentiality obligations when you create your account, and they apply to every listing we release to you.

You agree not to:

  • Publish or repost addresses, photos, prices, or owner details on social media, forums, group chats, or any public website.
  • Forward a listing to another agent, a buyer's agent, a developer, or the media without our written consent.
  • Approach the owner or the occupants directly, doorknock, or leave notes. All contact runs through the platform.
  • Compile, copy, or republish listing information to build or supply a competing list of off-market properties.

You can of course discuss a property with your partner, family, mortgage broker, financial adviser, solicitor, or a building and pest inspector as part of making your decision. Ask them to keep it to themselves too.

This obligation continues after your account closes. Breaching it is grounds for immediate removal from the platform.

6. Address privacy

Listings show the suburb only, not the street or street number, until an inspection is confirmed. Once your inspection is confirmed, the full address is released to you so you can get there. That address stays confidential under section 5.

7. Inspections

  • You request an inspection from the listing in your feed. A request is not a booking. We check it with the owner and come back to you with a confirmed time, an alternative, or a decline.
  • Once confirmed, you get the time, the duration, and the full address. If you need to move it, use the reschedule option on the inspection or contact us. Give us as much notice as you reasonably can.
  • Only request inspections for homes you are genuinely considering. Repeated no-shows or late cancellations are grounds for suspension.
  • Inspections are private appointments in someone's home. Bring only the people you have told us about, respect the owner's instructions, and do not photograph or film inside without permission.
  • When you attend an inspection you must follow the reasonable directions of the person hosting it, take care of the property, and make sure anyone you bring with you does the same. You are responsible for any loss or damage you or your guests cause. Nothing here limits rights you have under the Australian Consumer Law.
  • Do your own due diligence before you offer, including finance, building and pest, title, and legal advice. Nothing in your feed replaces that.

8. How sellers use the platform

As a seller you register one home. You provide the address, property attributes, price expectations, timing, features, and photos, and you confirm you own the property or are authorised to act for the owner.

Your dashboard shows the buyer pool: how many registered buyers currently match your home, and what they are broadly looking for. It never shows buyer names, contact details, or anything that would identify an individual buyer. Buyer identities are only disclosed to you where that becomes necessary in an actual transaction.

Your listing moves through stages, from registration and preparation to live, and then to sold or withdrawn. Once it is marked sold or withdrawn we retire it from every buyer feed.

Nothing is released to buyers before you approve your home going live. Once it is live, it is released automatically to matched buyers, unless you or we mark it for manual release only.

You agree to:

  • Give honest, accurate information about the property, including anything you are legally required to disclose to a buyer.
  • Tell us promptly if the property is listed with another agent, goes under contract, or sells outside the platform.
  • Only supply photos and material you have the right to supply.

9. Appraisals

If you request an appraisal, what you receive is our opinion of the likely market value of your home based on comparable sales and current buyer demand. It is not a valuation by a certified practising valuer, it is not suitable for finance, tax, family law, or probate purposes, and it is not a promise of what your home will sell for.

10. Agency relationship and advice

Registering a property on this platform does not by itself appoint us as your agent. Any engagement to sell your home is a separate written appointment (a Form 6 under the Property Occupations Act 2014 (Qld)) setting out the services, the term, the fees, and the commission. If there is any inconsistency between that appointment and these terms, the appointment wins for the sale of that property.

Where a home is listed with us, we act for the owner. Nothing on the platform is legal, financial, taxation, or investment advice, and you should get your own.

11. No guarantee of match, offer, or sale

We are a matching platform, not a guaranteed outcome. We do not warrant that any buyer will be matched to a home, that any home will be released to any buyer, that an inspection will lead to an offer, or that any transaction will complete.

Any sale is subject to a formal contract of sale and the usual conveyancing process, which sit entirely outside this platform.

12. Acceptable use

  • No scraping, crawling, bulk downloading, or automated access of any kind. No bots, no scripts, no data extraction tools.
  • No reverse engineering the matching system, and no creating accounts or briefs designed to probe what stock exists.
  • No using anyone else's information from the platform for your own marketing or prospecting.
  • No impersonation, no false details, and no accounts created on behalf of others.
  • No attempt to access another user's account, data, or any part of our systems you have not been given access to.

13. Photos and information you provide

You keep ownership of the photos, floor plans, and descriptions you upload. By uploading them you give us a non-exclusive licence to store them, display them to buyers we release your listing to, and use them to operate and market your listing on the platform while your listing is active.

You confirm you have the right to give us that licence, including where a photographer took the images. If your listing is withdrawn or sold, we stop displaying your photos to buyers, though copies may remain in our records for the retention period set out in our Privacy Policy.

14. Emails we send

Some emails are part of the service and cannot be switched off while your account is open: account and security emails, verification and password resets, inspection confirmations and changes, and messages about your own listing.

Match alerts, market updates, and anything else promotional are optional. Where several homes are released to you at the same time, we group them into a single match email rather than sending one per home. Turn them off in email preferences in your account, or use the unsubscribe link at the bottom of the email. We act on unsubscribes promptly, as required by the Spam Act 2003 (Cth).

15. Suspension, closure, and deletion

We can suspend or close an account that breaches these terms, gives false information, breaks confidentiality, misuses inspections, or behaves in a way that puts other users or owners at risk. Where it is reasonable to do so, we will tell you why first.

You can delete your account at any time from your account settings. When you do, we remove you from matching immediately and your listings stop being shown. Your data then sits in a 30 day grace period during which you can contact us to restore the account. After 30 days it is permanently purged, apart from records we are legally required to keep. The confidentiality obligations in section 5 survive closure.

16. Liability and your consumer rights

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. For major failures with a service, you are entitled to cancel your service contract with us and to a refund for the unused portion, or to compensation for its reduced value. You are also entitled to be compensated for any other reasonably foreseeable loss or damage. Nothing in these terms excludes, restricts, or modifies those rights.

Beyond those rights, and to the extent the law allows, our liability for any claim connected with the platform is limited, at our option, to resupplying the service or paying the cost of having it resupplied.

To the extent the law allows, we are not liable for indirect or consequential loss, loss of profit, loss of opportunity, or loss arising from: a property not being released to you, a match not eventuating, a transaction not completing, the accuracy of information an owner or a buyer gives us, or another user breaching these terms.

You are responsible for loss we suffer because you broke confidentiality or misused the platform.

17. Governing law

These terms are governed by the laws of Queensland, Australia. You and we submit to the non-exclusive jurisdiction of the courts of Queensland.

18. Changes to these terms

We may update these terms as the platform changes. If a change is material we will tell you by email or in the app before it takes effect, and we will update the date at the top of this page. Continuing to use your account after that means you accept the updated terms. We keep a record of which version you accepted and when.

19. Contact and complaints

Email contact@previewhomes.com.au, use the contact form, or write to 1/7 Margaret Street, Palmwoods QLD 4555. You can also use the feedback button inside the app.

We aim to acknowledge complaints within 5 business days and resolve them within 30 days. Privacy complaints are handled under our Privacy Policy.
